Nova Home Loans Of Tucson Rolls Out Plan Down Payment Assistance Plan 2009


We are rolling out a new down payment assistance product. It’s a down payment assistance program that gives home buyers up to $40,000 towards down payment. It is specifically designed for foreclosures and abandoned homes. It comes with restrictions and won’t fit every buyer but it has some really nice components to it. The down payment assistance is in the form of a second mortgage with 0% interest and 0 payments provided the home buyer stays in the home as their primary residence for a period of time. It will be available starting July 6th.

The National Assocaition of Realtors released the data for May  Existing Home Sales today. Fo r the past 3 months the residential aales are up 2.4% and rising.   A NAR survey of Realtors® in May indicated that more move-up buyers are coming into the market with First-Time buyers now at 29% of the market.  Distressed properties such as Short Sales and Foreclosures dropped to 33% of all sales from 45% in April.  The NAR chief economist, Lawrence Yun, believes that “Pending home sales indicated much stronger activity, but some contracts are falling through from faulty appraisals that keep buyers from getting a loan.”

 May National Sales

Existing Home Sales:       Up 2.4% from April to 4.77 mil units, but down 3.6% from May 2008

Inventory:                           Fell 3.5 % to 3.8 million units, a 9.6 month supply, down from 10.1 months in April

Median Price:                    $173,000 down 16.8% from May 2008      

 Regional Sales

Midwest:                             +9.0% from last month and -4.4% from last year.  Median price =   $145,800  down 10.4% from May 2008

Northeast:                          +3.9% from last month and -10.1% from last year.  Median price = $243,600 down 12.5% from May 2008

South:                                   Unchanged from last month and -8.9% from last year.  Median price = $157,400 down 9.9% from May 2008

West:                                    -0.9% from last month and +11.8% from last year.   Median Price = $197,700 down 30.6 from May 2008

Ryan Hess of Tucson Needs Help To Fight Lynphoma


***FEDERAL EMPLOYEES- PLEASE DONATE LEAVE TO RYAN HESS***

My name is Margie Hess, my husband Ryan was diagnosed on June 12, 2009 with a rare and aggressive form of Non-Hodgkin’s Lymphoma.  Since this is an aggressive form of T-Cell Lymphoma, his doctor has put him on an aggressive chemo regimen that will result in him being unable to work for the next 4-6 months and possibly longer.  At the time of diagnosis he was finishing up his 1st year as a Podiatry Resident at the V.A. in Tucson, AZ.  Ryan is a devoted husband and father of two children, Hallie (5) and Max (2).  By the end of this month (June 2009), Ryan will use up the last of his vacation and sick leave and will have to go on unpaid leave.  Ryan is the sole provider for our family; I stay at home with both the kids.  Without him working we have no income.  I need to stay home to help care for him, so I cannot get a job right now, either.  As difficult as it is for our family to have to ask for help, we have realized that we must do so at this time.  We were told that any federal employee (ie: military, Border Patrol, DEA, FB I, Dept of Justice, EPA etc.  EXCEPT Post Office employees) can donate vacation time to be used as sick leave for another Federal employee.  We would be so thankful for any number of extra paid days we can accumulate.  Thank you so much.

How can you help if you ARE a Federal Employee?

Go to your HR department and request to donate leave to Ryan Hess who works for the VA.  (Your HR person will know the form that needs to be filled out- each Federal agency has their own form to donate leave)

Tucson Recieving $5.1m For Energy Grant


Tucson, Arizona - The U.S. Department of Energy has announced that Tucson has been selected to receive $5.1 million under the Energy Efficiency and Conservation Block Grant Program. President Obama has funded a program called American Recovery and Reinvestment Act.

The funds will be used to reduce total energy use and help with fuel emissions, and improve energy efficiency.

New projects are in the works and this means more job opportunities for Tucson. Steve Chu the Secretary of Energy recently commented “The Block Grants are a major investment in energy solutions that will strengthen America’s economy and create jobs at the local level.”

The Tucson Green Jobs and Sustainable Community Coalition will examine and weigh opportunities for Tucson.

Tucson April 2009 Housing Statistics


Great news for the Tucson housing market! Since January ‘06 we had 6,890 listings. At this time last year, there were 8,800 or 21.78% more. The number of days on market is down in the 70’s from the 80’s and so far this year we are only down 219 units from 2008.

 

The median sales price dropped less than one percent last month and is now $164,000.

 

We have a trend going as the pending sales are moving closer together. In summary, our inventory is dropping and new sales are increasing so we are starting to absorb the over supply. This combined with the fact that new home permits are down indicates that the housing supply is coming closer and closer to demand.  We can conclude that prices don’t continue to fall when supply is on the decrease in relation to demand.
