Get the Short on Short Sales In Tucson

Short sales are no different than a normal sale as they both contain an offer and an acceptance by the seller. The short sales have many more contingencies regarding lenders for both the seller and the buyer. For example: because the seller owes more to the lender than the house is worth, the seller must then submit a formal application to the lender asking the bank to forgive some of the money owed to the them. This application process is much more tedious than applying for a loan. The seller will be requested to submitt a financial statement proving they have exhausted most of their resources and assets. Why he/she cannot pay what is owed to the lender.

At this point the lender does not own the property nor do they want to own it! All parties are hoping to avoid foreclosure. So we have two lenders involved the buyers and the sellers…the lenders require lots of paper trail to ensure a clear title and be ale to close. The buyer contingency will be to prove that he/she can qualify for the loan.

Tucson, AZ Univeristy of Arizona Swimming and Diving will be well represented in Bejing 08/08/08.

Lacey wins a "Silver Medal"…

Twenty three athletes including 4 U of A students will be competing for Olympic Gold for swimming & diving. Frank Busch serving his 19th year as head coach for the U of A McKale Aquatic Center-swimming & diving. Coach Busch is the proud recipient of the NCAA Co-Men’s Head Coach of the Year award and the Pac-10 Women’s Coach of the Year in 2005-2006.

Our personal favorite for swimming is Lacy Nymeyer! What an inspiration she has been to all of us…! We knew her as a young baby able to walk at 6 months old. At such a young age she was driven…really driven. Ed Nymeyer, Lacey’ grandfather was a big influence for her competitive edge. In runs in the family as Ed was a U of A grad with many titles for his role in the All American basketball conference in the late 1960’s. breaking records and holding many titles himself. Stacey and Aaron Nymeyer, Laceys’ parents are the most humble and amazing people. The Nymeyer family must be proud…very proud. Go Lacey…

Oracle Road will be widened between Tangerine Road and Calle Concordia to improve traffic flow and safety, near the Canyon Del Oro High School.

Oracle Road will be widened from 4 to 6 lanes between Tangerine and La Reserve to the north, and Calle Concordia and Pusch Ridge View Lane on the south.

Home Values in Tucson Compared to the Nation

How are home values in Tucson?

If you are in the market for a home, you know this: The housing market is a buyers market.

According to The National Association of REALTORS® Housing prices vary by region. The aggregate median existing-home price is projected to fall 6.2 percent this year to $205,300, and then rise by 4.3 percent in 2009 to $214,100up 9.1 percent to $183,800 from $168,500 in the same quarter last year. The median is the typical market price where half of the homes sold for more and half sold for less.

Existing-home sales in the West increased 2.0 percent to an annual pace of 1.02 million in May, but are 12.8 percent below a year ago. The median price in the West was $286,600, which is 16.0 percent lower than May 2007.

The Tucson Association of REALTORS® released the May 2008 statistics and all indicators point to a recovering market. Home sales volume increased 4.12% over April 2008. For a detailed report click here to view the Tucson Monthly Statistical Digest.
